A shopping center in North Austin may soon be transformed.
The current development is Great Hills Market and is zoned as general retail and limited office. The developer wants to rezone the North Austin shopping center to general commercial services mixed-use. The Zoning and Platting Commission will hear his case on October 17th.
The hope is to transform the underutilized Great Hills shopping center. The new development will include 362 apartments and 10,200 square feet of retail. It will also have 11,200 square feet of restaurant space. Finally, there will be 5,000 square feet of fast food restaurants with drive-thrus.
The Regal Arbor 8 at Great Hills movie theater and Manuel’s restaurant would be redeveloped first.
The redesign would happen gradually over several years. Work would be undertaken as leases of the current tenants expire. The developer would also consider market demand for the North Austin spot. The Regal Arbor 8 at Great Hills movie theater and Manuel’s restaurant would be redeveloped first.
Located at 9828 Great Hills Trail, the site currently allows 60-foot buildings. That’s about five stories. That wouldn’t change under the new plan.
A traffic impact analysis only studied trips to the movie theater, Manuel’s and the Wells Fargo bank branch. It was found that they currently generate a combined 3,700 daily trips. The new North Austin redevelopment of Manuel’s and the movie theater would increase it to about 7,000 daily trips.
As the parcel continues to be redeveloped, additional traffic analysis will be conducted. Signal timing for intersections in the area would be adjusted slightly. However, that is the only traffic improvement listed on the application.
